Exceptional Leasing Opportunity : Kawana Waters and Surrounds, QLD Invitation to Express Interest Expressions of interest are invited for the provision of leased office accommodation for : · Premises ranging from 700 to 800 square metres NLA of high quality, air conditioned, carpeted, customer service delivery accommodation. · The premises must be located on the ground floor or the ground floor component of the premised must have a minimum net lettable area of 600 square metres. · The premises must have a minimum of fourteen (14) car parking bays including : o two (2) secured and covered car parking bays for staff; o twelve (12) customer car bays are required with two of these being accessible car bays to be provided on ground level in close proximity to the entrance. o space for an optional additional five (5) customer / staff car bays may be considered if available but is not a requirement. · Site location parameters : o Located within the suburb as shown within the search zones outlined at paragraph 1.4 in Statement of Requirements o within commercial and retail precincts with good access to public transport and car parking; · Lease term of either : o seven (7) years, with two (2) options of three (3) years each; or o ten (10) years, with two (2) options of three (3) years each; · Existing and purpose built premises will be considered; · Minimum Grad...
